A Rare Project for Leaders
in Green Development

As a developer or investor you want to minimize the risks of your investments and anticipate costly roadblocks in the future. Amsterdam Village is a unique investment opportunity that provides all of the best solutions for the most common problems the development industry will increasingly face in the future.

While federal lawmakers bicker and delay over regulations that must be made to curb the climate changes, individual states and municipalities are beginning to understand the true bottom line costs of environmentally and socially irresponsible development.

Developers can no longer afford to ignore these concerns.
Increasing energy costs alone must be accounted for in built environments now or risk requiring major retrofits in the near future.

By taking Amsterdam Village to completion, you will not only be ahead of the curve, you will be at the cutting edge. When completed, Amsterdam Village will be one of the greenest subdivisions in the Rocky Mountain region. The Master Plan is meant to inspire the next generation of subdivisions and serve as a model project for other builders.

The Initial Challenges are Already Met
The ranch owner family teamed with CTA Architects Engineers, a 69-year old Montana-based architecture and engineering firm, to help package the project in a more marketable form, which eventually led to our unconventional partnership. Through the extraordinary efforts of CTA, the required investors were recruited to finance the project through the preliminary plat approval by Gallatin County.

The preliminary plat approval was jointly awarded on April 20, 2007 by Gallatin County to the landowner Elliot Family (StarFire LP) and to CTA Architects Engineers as co-applicants. A copy of the FOF and Order and Approval Letter with Conditions from the Gallatin County Planning Office is available in electronic format upon request.

Additionally, over the last year, we held a series or private and public "charettes" or community meetings to open the planning process up to our neighbors for their input and participation. The surrounding community, Gallatin County planners and the Montana State DEQ enthusiastically support our Master Plan.
